One of the first things people do when they start thinking about moving is Google: "What's my house worth?"

Within a few seconds, an online valuation tool gives you a figure and, if we're honest, most of us either think "That's more than I expected!" or "Surely it's worth more than that..."

The reality is that online estimates are exactly that - estimates.
