Longer days, better weather, and more flexibility mean you can sort things now and avoid headaches when autumn rolls around.
We always say: a bit of effort in the summer can save a lot of stress in the winter.
Here’s a quick checklist to keep your rental property in good shape:
1. Give the Outside a Once-Over
Now’s the time to check the roof, gutters, fences, garden paths… all the stuff that’s harder to get to in colder months!
We’ve seen plenty of small roof issues turn into big leaks when left unchecked.
If your property has a garden, make sure it’s safe and tidy. Tenants will likely be spending more time outside, so it’s worth keeping things in order.
2. Book a Boiler Service
Nobody thinks about their boiler in summer - which is exactly why it’s the best time to get it checked.
You’ll beat the autumn rush, and your tenants will thank you when the heating goes on without a hitch.
3. Keep Damp at Bay
Good ventilation is key, especially in bathrooms and kitchens.
Use this time to check extractor fans, window seals, and for any signs of damp or mould. A quick check now could avoid a call-out later.
4. Test Alarms
It takes a few minutes, but testing smoke and carbon monoxide alarms is vital. Regulations are clear on this and safety always comes first.
5. Stay on Top of Pests
Warmer weather means ants, wasps and even the odd mouse might show up. Make sure bins are secure, and it’s worth asking tenants to let you know if they’ve seen anything unusual.
6. Paperwork Check
While you’re in maintenance mode, give your certificates and reports a once-over. Gas Safety, EICR, EPC - are they all up to date?
Better to check now than scramble when a renewal’s due.
